Why Underlayment Matters for Insurance Claims

Underlayment is a required component of every roofing system. When a storm damages shingles and exposes the underlayment, the secondary barrier is the only thing preventing water from reaching the roof deck and interior. During a claim inspection, the condition of the underlayment helps determine whether the roof needs a full replacement or partial repair. Torn, deteriorated, or missing underlayment is evidence of compromised roof integrity.

Underlayment in Xactimate Estimates

In Xactimate, underlayment appears as a separate line item under the RFG trade category. Felt paper (15-lb or 30-lb) and synthetic underlayment have different selector codes and unit prices. Synthetic underlayment costs more but is increasingly required by shingle manufacturers for warranty compliance. When writing an estimate, always specify the correct underlayment type and include it as its own line item rather than assuming it is bundled with the shingle installation.

Felt vs. Synthetic Underlayment

Traditional felt paper has been used for decades but absorbs moisture and can wrinkle during installation. Synthetic underlayment is lighter, stronger, more slip-resistant, and does not absorb water. Many shingle manufacturers now require synthetic underlayment for their enhanced warranty coverage.
